Rule #1: Never Buy Without RERA Registration

No RERA = No consideration. Period. Verify at rera.telangana.gov.in before even visiting the site.

Rule #2: Always Compare on Carpet Area, Not Super Built-Up

Super built-up area (SBU) includes common areas like lobbies, staircases, and sometimes even amenity spaces. Two flats with the same "1,800 sqft SBU" can have vastly different actual living spaces — one might give you 1,250 sqft carpet while another gives only 1,100 sqft.

The formula: Always calculate price per carpet sqft. If Flat A is ₹7,000/sqft on SBU but has 70% carpet ratio, your effective cost is ₹10,000/sqft on carpet. Compare that with Flat B honestly.

Rule #3: Budget 15-20% Above the Base Price

The "starting at ₹75 Lakhs" you see in ads is just the beginning. Here's what gets added:

If your budget is ₹1 Crore, look at flats priced ₹80-85 Lakhs base. This keeps you financially comfortable with no last-minute funding stress.

Rule #4: Visit the Location During Rush Hour

Every location looks peaceful on a Sunday morning. The real test is Monday morning at 9 AM and evening at 7 PM. Visit during peak hours to check:

A 15-minute difference in daily commute = 10 hours wasted every month. Over 10 years, that's 1,200 hours of your life sitting in traffic.

Rule #5: Get Independent Legal Verification

Never rely on the builder's lawyer to verify the builder's documents. That's like asking a student to grade their own exam. Hire an independent property lawyer (costs ₹15,000-25,000) to verify:
