- Were promises kept (amenities, specifications)?

7. Assess Financial Stability
A financially stressed builder is your biggest risk. Look for signs:
- Are they offering unusually high discounts or desperate payment plans?
- Do they have too many ongoing projects relative to their size?
- Check if their older projects are fully sold or still have unsold inventory
- Look for MCA filings if they're a registered company

Spending 2-3 days on this research can save you from years of legal battles and financial stress. Never rely solely on a builder's marketing — verify everything independently. A reputable builder with a clean track record is worth paying a small premium for.
