Mistake #2: Ignoring Carpet Area vs Super Built-Up Area
Most advertisements in Hyderabad quote the super built-up area (SBU), which includes common areas like lobbies, staircases, and even the swimming pool deck. The actual usable space — your carpet area — can be 30-35% less than the advertised number.
Here's a real example:
- Advertised size: 1,800 sq. ft. (super built-up)
- Actual carpet area: ~1,170–1,260 sq. ft.
- You're paying for 500+ sq. ft. you'll never walk on
What to do: Always ask for the carpet area in writing. Under RERA, developers must sell based on carpet area. Compare properties using carpet area, not SBU, to get a true price-per-sq-ft comparison.
Mistake #3: Skipping Independent Legal Verification
Many buyers rely entirely on the builder's lawyer or the bank's legal check. This is risky. Bank legal verification only confirms the property is good enough for a loan — it doesn't cover all ownership disputes, litigation history, or encumbrance issues.
What can go wrong:
- The land may have pending litigation or ownership disputes
- Revenue records may not match the actual boundaries
- There could be unpaid property taxes or pending dues
- The power of attorney chain may have gaps
What to do: Hire an independent property lawyer (costs ₹5,000–₹15,000) to verify:
- Title deed and ownership chain for 30+ years
- Encumbrance certificate (EC) from the sub-registrar
- HMDA/DTCP layout approval and building permission
- No-objection certificates from relevant authorities
