What is a Booking Amount?
A booking amount (also called token amount or earnest money) is the initial payment you make to reserve a specific flat unit. It signals your serious intent to purchase and takes that unit off the market while you arrange financing and complete paperwork.
Think of it as a commitment from both sides — you commit to buying, and the developer commits to holding that unit for you.
How Much Should You Pay?
Booking amounts in Hyderabad typically range from 1% to 10% of the total flat cost, depending on the project stage and developer:
- Token/Expression of Interest: ₹1-2 lakhs (just to hold the unit for a few days)
- Standard Booking: 5-10% of the total agreement value
- Premium/High-Demand Projects: Some developers ask for 10-15% upfront
Example: For a ₹90 lakh flat, expect a booking amount between ₹90,000 (1%) and ₹9 lakhs (10%).
Important: Under RERA, a developer cannot collect more than 10% of the flat cost as advance without executing a registered agreement of sale. If someone asks for more before the agreement, that's a red flag.
Is the Booking Amount Refundable?
This is the most common question — and the answer depends on the situation:
When You Can Get a Refund:
- The developer fails to deliver on time (RERA allows full refund with interest)
- The project doesn't have RERA registration (illegal collection — fully refundable)
- Material changes to the project that weren't disclosed
- Your loan gets rejected (if mentioned in the booking terms)
When Refund May Be Difficult:
- You change your mind after booking (developer may deduct forfeiture charges)
- The booking form has a "non-refundable" clause you signed
- You fail to arrange payment within the agreed timeline
Typical forfeiture: Developers usually deduct 1-2% of the flat value or the entire token amount (whichever is lower) if you cancel voluntarily.
Documents You Must Get After Paying
Never pay a booking amount without receiving proper documentation. Insist on:
- Official receipt on the company letterhead with the amount, date, and payment mode
- Booking application form with flat number, floor, carpet area, and total price clearly mentioned
- Cost breakdown sheet — base price, GST, maintenance deposit, parking charges, legal fees, etc.
- Payment schedule — when future payments are due
- RERA registration number of the project
- Cancellation/refund policy in writing
Legal Aspects to Know
- A booking form is a legally binding document — read every clause before signing
- Under RERA, the Agreement for Sale must be executed within a reasonable time after booking
- Always pay via cheque, bank transfer, or UPI — never cash (for your paper trail and tax records)
- The booking amount is adjusted against your total flat price — it's not an extra charge
- If paying before RERA registration, the developer is violating the law
Tips to Protect Yourself
- Never rush. A good flat won't vanish in 24 hours despite what a sales executive says
- Verify RERA status first. Do this before paying even ₹1
- Get the refund policy in writing — verbal assurances mean nothing legally
- Keep all communication records — WhatsApp messages, emails, brochures
- Don't pay to "block a price" unless you've done your due diligence
- Start your home loan pre-approval before booking to avoid rejection surprises
