Why Your Final Cost Is Always Higher Than the Quoted Price

When a builder quotes a price per square foot, that's just the starting point. The actual amount you end up paying includes multiple additional charges that can inflate your total cost by 15-20%. Most buyers only discover these charges after booking, when it's too late to back out without losing their token money.

Let's break down every single hidden charge you need to budget for before buying a flat in India.

The Complete List of Hidden Charges

1. GST (Goods & Services Tax) – 5%

Applicable on under-construction properties without input tax credit. If your flat costs ₹80 lakhs, that's ₹4 lakhs in GST alone. Ready-to-move-in flats with OC (Occupancy Certificate) are exempt from GST.

2. Stamp Duty – 7.5% (Telangana)

This is the state government's fee for registering the property in your name. In Telangana, it's currently 7.5% of the property's market value or agreement value, whichever is higher. This is non-negotiable.

3. Registration Charges – 0.5%

Paid at the sub-registrar office when executing the sale deed. A relatively small amount but still adds up on high-value properties.

4. Maintenance Deposit – 2 Years Advance

Most builders collect 24 months of maintenance charges upfront. For a gated community with amenities, this can range from ₹72,000 to ₹1.5 lakhs depending on the flat size and facilities offered.

5. Car Parking Charges

Open parking costs ₹3-5 lakhs, while covered parking can go up to ₹6-10 lakhs. Some builders include one parking spot in the base price but charge extra for the second one.

6. Club House / Amenity Charges

A one-time fee for access to the clubhouse, swimming pool, and gym. This typically ranges from ₹2-5 lakhs and is non-refundable.

7. Floor Rise Charges

Higher floors cost more – usually ₹20-50 per sqft per floor above the 4th or 5th floor. A 15th-floor flat could cost ₹2-4 lakhs extra just for the elevation.

8. PLC (Preferential Location Charge)

Corner flats, road-facing units, garden-facing flats, or units near the clubhouse attract PLC ranging from ₹50-200 per sqft extra. This is rarely mentioned in advertisements.

9. Legal & Documentation Charges

Builders charge ₹20,000-50,000 for legal documentation, agreement drafting, and other paperwork. Some also charge for NOC from various authorities.

10. Power & Water Connection Charges

Electricity meter installation, transformer charges, and water connection fees can cost ₹50,000-1.5 lakhs. These are often revealed only at the time of possession.

11. Sinking Fund / Corpus Fund

A one-time contribution (usually ₹50,000-1 lakh) towards major future repairs like lift replacement, waterproofing, or structural maintenance.
