The timing of your purchase affects your total tax liability significantly:
Under-Construction Property
- GST at 5% applies on the agreement value (no input tax credit)
- Stamp duty and registration are paid only at the time of registration (usually at possession)
- You pay GST during construction + stamp duty at registration
- Total government charges: 5% GST + 9.5% at registration = up to 14.5%
Ready-to-Move Property (with OC)
- No GST applicable
- Only stamp duty + registration + transfer duty = 9.5%
- All charges paid at one time during registration
